What could yours rent for?The Sydney CBD rental market
The CBD rental market is almost entirely apartments. Only about a quarter of homes are owner-occupied, so most stock is rented, to professionals working in the city, university students and new arrivals to Sydney. Train, Metro and light rail make the city one of the most convenient places to rent.
Rents and yields: CoreLogic 12-month medians via Your Investment Property, postcode 2000, accessed October 2026. Owner-occupier share: 2021 Census.
CBD tenants compare many buildings at once, so presentation, building facilities, parking and flexible lease terms make a real difference. Managing a city apartment also means working with strata: by-laws, move-in and lift bookings, and building management for repairs.

Sydney CBD landlord questions
How much rent can I get for my apartment in the Sydney CBD?
The median for CBD units is around $1,000 a week, but rents vary widely by building, floor, view, size and whether there is parking. Book a free rental appraisal for a figure based on recent leases in comparable buildings.
Do you deal with strata and building management?
Yes. We handle building rules, move-in and lift bookings, and work with the building manager and strata on repairs and common-property issues.
I live overseas. Can you manage my CBD apartment?
Yes. Many of our owners live overseas. You receive monthly statements and inspection reports with photos, and can reach your property manager by email, WeChat or WhatsApp.
Can I switch to Golden View with a tenant in place?
Yes. There is no transfer fee. Check the notice period in your current agency agreement, and we'll handle the handover of keys, bond records, the lease and tenant details. How switching works.
What are your property management fees for a property in the Sydney CBD?
Most agents charge a management fee as a percentage of the rent, plus a letting fee of 1–2 weeks’ rent when a new tenant is found. We give you a written, GST-inclusive quote for your property, with no transfer fee and no routine inspection fee. Read our fees guide.
Can I ask my tenant to leave if I want to sell or move back in?
Yes, but since 19 May 2025 you need a valid reason and evidence, such as a draft sale contract or agency agreement. On a periodic lease the notice is 90 days. At the end of a fixed term it is 60 days for leases of 6 months or less and 90 days for longer leases. In most cases you then can’t re-let the property for 6 months. See the rental law changes.
Who pays for repairs, the landlord or the tenant?
The landlord pays to keep the property in reasonable repair, including urgent repairs such as a burst pipe, a broken hot water system or a faulty smoke alarm. The tenant pays for damage they, their guests or pets cause beyond fair wear and tear. In an apartment, repairs to common property are handled by strata. Read our repairs guide.
What could your Sydney CBD property rent for?
A free, no-obligation rental appraisal from our team, usually within one business day.
