The Upper North Shore rental market

The Upper North Shore is known for large family homes on leafy blocks, top schools such as Pymble Ladies' College and Ravenswood, and newer apartments near Gordon, Pymble and Turramurra stations and St Ives Village. Most homes here are owner-occupied, so quality rentals are relatively scarce.

Tenants are mostly families, many relocating for schools or while building or renovating their own home, so they often stay for several years. Presentation, gardens and maintenance matter: well-kept houses lease at a premium.

What are your property management fees for a property in the Upper North Shore?

Most agents charge a management fee as a percentage of the rent, plus a letting fee of 1–2 weeks’ rent when a new tenant is found. We give you a written, GST-inclusive quote for your property, with no transfer fee and no routine inspection fee. Read our fees guide.

Can I ask my tenant to leave if I want to sell or move back in?

Yes, but since 19 May 2025 you need a valid reason and evidence, such as a draft sale contract or agency agreement. On a periodic lease the notice is 90 days. At the end of a fixed term it is 60 days for leases of 6 months or less and 90 days for longer leases. In most cases you then can’t re-let the property for 6 months. See the rental law changes.

Who pays for repairs, the landlord or the tenant?

The landlord pays to keep the property in reasonable repair, including urgent repairs such as a burst pipe, a broken hot water system or a faulty smoke alarm. The tenant pays for damage they, their guests or pets cause beyond fair wear and tear. Read our repairs guide.
